Sunway Ipoh Mall 80% leased ahead of 4Q2027 opening, 25 brands unveiled

Sunway Malls announced that its RM1 billion Sunway Ipoh Mall is 80% leased ahead of its scheduled opening in the fourth quarter of 2027. The group unveiled 25 key brands and concepts, including seven anchor tenants and nine brands making their Perak debut.

KUALA LUMPUR (Oct 6): Sunway Ipoh Mall is 80% leased ahead of its scheduled opening in the fourth quarter of 2027, Sunway Malls said as it unveiled 25 key brands and concepts for the RM1 billion development.

At a press conference held at the Jeffrey Cheah Performing Arts Centre on Tuesday (Oct 6), the group said the mall will have 1.2 million sq ft of net lettable area across four retail floors, accommodating 400 shops. Its planned tenant mix includes 100 brands making their debut in Perak.

The seven anchors are Parkson Elite, Village Grocer, TGV Cinemas, Mr. D.I.Y. Plus, Sunway Ice Rink, Sunway Ipoh Exhibition Centre and Sunway Megalanes. Other names in the line-up include MUJI, LC Waikiki, TopTen10, Brands Outlet, Decathlon, Estée Lauder Companies, Harvey Norman, HOOGA, JD Sports, L’Oréal Group, MAP Active, Neonest, Padini, Panda Eyes, Popular, The Parenthood and Valiram Group. Sunway Malls also said UNIQLO will open its largest store in Perak at the mall.

Sunway Malls group managing director HC Chan said: “We are confident we will be 100% occupied a year from now.” The management attributed the 80% take-up to confidence in the market and Sunway’s performance to date, adding that the level of leasing reflected retailer confidence, particularly as the mall is scheduled to open in about a year.

The mall forms part of the 1,350-acre Sunway City Ipoh integrated township, which comprises tourism, hospitality, healthcare, education, residential and commercial developments. Existing developments include Lost World of Tambun Theme Park, The Banjaran Hotsprings Retreat, Sunway Medical Centre Ipoh and Sunway College Ipoh. Planned additions include Sunway University, a new hotel and a convention centre.

Sunway Malls said the mall is located about five minutes from the North–South Expressway via the Tambun exit and is intended to attract interstate travellers. Its planned facilities include what Sunway Malls describes as Perak’s first ice-skating rink, a 36-lane bowling centre, multipurpose sports facilities, an exhibition centre and a 10-hall cinema with about 1,500 seats. It will also feature Gourmet Garden, with indoor and outdoor dining areas amid greenery, and 2,950 parking bays, including 100 electric-vehicle charging bays.

Sunway Malls currently owns and manages 11 malls across the country, with five more planned over the next three years, which would bring its portfolio to 16. Across its portfolio, Sunway Malls reported an occupancy rate of 98%. Sales grew 5% year-on-year in the first half of 2026. The group said 435 shops covering a combined 850,000 sq ft across its malls had undergone upgrades or renovations as at September.
