Southeast Asian investors top foreign buyers of Hong Kong commercial property

Southeast Asian investors have become the largest foreign buyers of Hong Kong commercial property this year, accounting for more than 11% of total transactions, according to Savills. Their share has risen to roughly two-thirds of all non-local investment, outpacing mainland Chinese buyers.

Southeast Asian investors have become the biggest foreign buyers of Hong Kong commercial property this year, with purchases worth HKD3.37 billion (US$430 million) as of Tuesday, according to data from property consultancy Savills.

The figure accounts for more than 11 per cent of the HKD30.36 billion (US$3.87 billion) in transactions involving commercial properties valued at over HKD50 million, Savills said. Mainland Chinese buyers contributed 5.8 per cent, while Hong Kong-based capital accounted for 83.2 per cent.

"Southeast Asia's share has risen against a much smaller non-local pool – it is roughly two-thirds of all non-local investment this year," said Nicholas To, senior associate director for investment at Savills Hong Kong.

In 2025, mainland investors were the largest group of non-local buyers, accounting for nearly 34 per cent of the HKD47.32 billion total. They were followed by buyers from the US and Canada, who spent 16 per cent. Southeast Asian investors ranked third last year with a 3.7 per cent share, while European investors purchased 2 per cent of the total.

Savills data showed that Western investors have been absent from the market this year.

Among the assets acquired by Singaporean companies and investors so far this year were 14,121 square metres across several floors at The Center. DBS Bank (Hong Kong) bought the space for about HKD2.62 billion, according to The Standard. Wee Hur Holdings purchased One Bedford Place, an office building in Tai Kok Tsui with 184,041 square feet, for HKD748.8 million.
