Sopra Steria India leases 474,150 sq ft at Maconns Grand in Noida for 15 years, aggregate rent ₹816 crore

European IT and consulting firm Sopra Steria India has leased 4,74,150 sq ft of office space at Maconns Grand in Sector 132, Noida, for a tenure of 15 years, according to data shared by real estate analytics firm Propstack.

The company has taken space at Maconns Grand, Plot No. B-9, Sector 132, from Maconns Infra. The leased premises comprise space from the ground to the 17th floor in Tower A, according to the registered lease agreement.

The initial rent has been set at ₹79.20 per sq ft per month, translating into a monthly rental of approximately ₹3.76 crore. The rent will escalate by 10% every three years during the 15-year tenure. The scheduled rent payments over the lease period aggregate to around ₹816 crore. The agreement also provides for a security deposit of approximately ₹20.48 crore.

The lease commencement date is May 30, 2026. The agreement provides a rent-free period from June 1 to July 31, 2026, with full rent becoming payable from August 1, 2026. The transaction also includes 1,125 car parking spaces, of which 875 are to be provided at the commencement of the lease and another 250 within 14 months. The lease has a lock-in period of 62 months from the rent commencement date, according to the agreement.
