A shop at USJ Sentral 3 in Subang Jaya, Selangor, has been sold for RM3 million, according to a transaction recorded on 29 Jan 2026. The property, a six-storey building with a lift, has a built-up area of 8,232 sq ft, reflecting a unit price of RM358.36 psf.

KJ Jeevanathan of Metro City Realtors Sdn Bhd said the buyer was drawn to the property’s strategic location and the growth potential of the surrounding area. The unit was on the market for six months before the sale.

The previous owners sold the property as they were migrating. Jeevanathan noted that few USJ Sentral shop units remain available for sale.

As of end-August, based on nine sale listings on EdgeProp, the average asking price for shops at USJ Sentral was RM3,586,667 or RM386.64 psf, for built-up sizes ranging from 6,360 to 10,080 sq ft. Based on three rental listings, the average asking monthly rent was RM14,333.33 or RM1.43 psf, for built-up sizes from 10,000 to 10,080 sq ft.
