A shop lot at Arked Esplanad in Bukit Jalil, Kuala Lumpur, has changed hands for RM3,838,000. The transaction was handled by Shawn Tham (REN 28027) of PropNex Realty Sdn Bhd.

The buyer saw potential for growth in Bukit Jalil, citing the area's established residential communities, accessibility and strong consumer catchment. The unit was viewed as an investment opportunity, with potential for stable rental demand, tenant retention and long-term capital appreciation.

The owner decided to sell the property after relocating to a new place. The property was on the market for six months before finding a new owner.

In a separate transaction on 27 Nov 2025, another shop lot at Arked Esplanad with a built-up area of 5,266 sq ft sold for RM6 million, reflecting a price of RM1,139.38 psf, according to EdgeProp EPIQ.

As of late October, based on three rental listings on EdgeProp of shops at Arked Esplanad, the average asking monthly rate was RM10,000 or RM6.41 psf, based on a built-up size of 1,560 sq ft.
