PETALING JAYA (Sept 4): Industrial property prices in Sepang, Selangor, range from RM300,000 to RM18.21 million, with location less decisive than asset-specific factors such as land area, built-up size and tenure, according to data from property data analytics firm Oregeon Property Consultancy Sdn Bhd.
The district, home to Kuala Lumpur International Airport (KLIA) and linked by major highways such as the North–South Expressway Central Link (ELITE), attracts aerospace, aviation, logistics, high-skilled manufacturing and advanced technology industries. The large-scale industrial ecosystem has also stimulated micro, small and medium-sized enterprises (MSMEs) in areas including Dengkil, Kota Warisan, Salak Tinggi and Sungai Pelek.
Oregeon’s dataset, covering 2023–2025 transactions, shows industrial pricing is highly asset-specific. At the lowest end, a single link-factory changed hands at RM300,000, while large detached factory-and-office units in developer sales reached RM18.21 million.
Even within the same development, prices vary. At Taman Mas in Dengkil, link factories sold for RM980,000–RM1.38 million, while semidee factories in the same scheme transacted at RM3 million–RM3.6 million. At Taman Meranti Jaya, smaller link factories predominantly transacted at RM1.2 million–RM1.58 million, compared with RM4.5 million–RM5.5 million for semidee factories and RM5.45 million–RM11.5 million for detached factory-and-office properties.
“It isn't a location effect within Sepang — the same schemes contain multiple tiers,” Oregeon told EdgeProp. The firm identified three broad price tiers: link factories at roughly RM300,000–RM3.1 million, semidee factories at about RM3.25 million–RM6.65 million, and detached factories and factory-and-office products at about RM5.45 million–RM18.21 million.
At the lower end, Kosmopleks recorded seven subsale transactions of 1.5-storey link factories with land areas of 2,000–2,965 sq ft, with considerations ranging RM400,000–RM680,000 in 2023 and 2024, and a single transaction at RM300,000 in 2025. At Taman Mas, 11 similar transactions ranged RM980,000–RM1.38 million. At Taman Meranti Jaya, 12 smaller link-factory transactions ranged RM1.2 million–RM1.58 million, with one larger transaction in 2023 at RM2.1 million.
In the middle tier, Taman Mas recorded seven semidee factory transactions with land areas of 7,233–9,860 sq ft at RM3 million–RM3.6 million. Taman Meranti Jaya had four semidee transactions ranging RM4.5 million–RM5.5 million. At Lake 6 Entrepreneur Park, eight semidee transactions ranged RM3.7 million–RM6.65 million, while Sinar Meranti Teknologi Park recorded four at RM4.76 million–RM6 million and Perdana Industrial Park @ Putra Perdana recorded four three-storey semidee subsales at RM4.1 million–RM4.98 million.
At the upper end, three detached factory-and-office subsales at Taman Meranti Jaya ranged RM5.45 million–RM11.5 million. At Cipta Serenia @ Serenia City, seven detached factory-and-office developer-sale observations ranged RM13 million–RM18.21 million, while 33 semidee factories sold from RM6.64 million to about RM11 million.
The dataset records 97 subsale transactions across 13 schemes between 2023 and 2025. Taman Meranti Jaya accounted for 19 transactions and Taman Mas for 18, giving the two developments a combined 37 transactions, or about 38.1 per cent of the sample.
Among projects under development, Suntrack Hub 2 in Salak Tinggi comprises 62 semidee factories on a 26.34-acre leasehold site, with prices starting from RM4.1 million. Oregeon noted that this starting price sits within the broad range already observed for semidee factory transactions in several established Sepang schemes, showing that some incoming supply enters at price points substantially above the district's smaller link-factory stock.
Oregeon cautioned that the dataset covers a selection of industrial subsales and developer sales rather than the entire Sepang market, and should not be treated as a single like-for-like price series or as the general price level for the indicated developments.
