SS26 Petaling Jaya shoplot sold for RM2.55m in April deal
A freehold shoplot at SS26, Taman Mayang Jaya in Petaling Jaya, Selangor, changed hands for RM2.55 million, or RM669.99 psf, in an April transaction. The unit was tenanted and had been on the market for a month before the buyer secured it at the stated price.
A shoplot in SS26, Taman Mayang Jaya, Petaling Jaya, Selangor, was sold for RM2.55 million, representing RM669.99 per sq ft, based on a built-up size of 3,806 sq ft. The transaction took place on 10 Apr 2026, according to Kh Khoo of CBD Properties Sdn Bhd.
The property was sold with an existing tenant, providing immediate rental income. The buyer was attracted to the price and the unit's location within a strategic and well-established commercial area, Khoo said. The previous owners sold the property as they were approaching retirement and wanted to simplify their asset portfolio.
The shoplot had been on the market for about a month before a buyer was found. An earlier transaction recorded by EdgeProp EPIQ for a comparable SS26 unit with a 3,806 sq ft built-up saw a sale at RM2.3 million or RM604.30 psf.
As at end-August, a listing on EdgeProp carried an asking price of RM2.65 million, or RM1,505.68 psf, for a different shoplot of 1,760 sq ft in the same area. Based on four rental listings, the average asking monthly rent for SS26 shoplots ranged from RM9,300, or RM4.65 psf, for units sized between 1,302 and 2,928 sq ft.
