Phase 1A of the RM2.2 billion MS Industrial Park @ Kulai has achieved 90% take-up, with Phase 1B now open for sale. The 419.17-acre freehold industrial park is located within Zone E of the Johor–Singapore Special Economic Zone.
PETALING JAYA (Oct 23): Mah Sing Group Bhd and KLK Land Sdn Bhd have announced that Phase 1A of their RM2.2 billion MS Industrial Park @ Kulai has achieved 90% take-up, with Phase 1B now open for sale. The developers made the announcement during the opening of the project’s sales gallery on Friday (Oct 23).
The 419.17-acre freehold industrial park lies within Zone E of the Johor–Singapore Special Economic Zone (JS–SEZ). Property developer Mah Sing holds a 60% stake in the venture, while KLK Land, a wholly-owned subsidiary of plantation group Kuala Lumpur Kepong Bhd, owns the remaining 40%.
Planned across five phases, the park will offer two-storey semi-detached and detached factories, industrial land parcels of approximately one to eight acres and larger sites suitable for customised industrial facilities and data centre developments. Phase 1 comprises factories and vacant industrial land. The semi-detached factories have built-up areas of 6,710 sq ft on plots measuring 70 ft by 160 ft, while the detached factories have 8,802 sq ft of built-up space on 90 ft by 200 ft plots.
Mah Sing founder and group managing director Tan Sri Leong Hoy Kum said the project was the group’s sixth industrial development, following five industrial parks in Greater Klang Valley and Johor. “We see strong potential in Kulai, supported by the JS–SEZ, its proximity to Singapore, improving infrastructure and the continued growth of high-value industries in Johor,” he said.
Target industries include advanced manufacturing, electrical and electronics, semiconductors, aerospace, pharmaceuticals, logistics and digital infrastructure. The park also forms the first phase of KLK Land’s wider master plan for approximately 2,500 acres in Kulai, earmarked for industrial, commercial and residential development. KLK group chief financial officer William Ong Eng San said the venture was an initial step towards unlocking the potential of the group’s Kulai landholding.
Planned features include provisions for solar panels and electric vehicle charging, rainwater harvesting, flood protection infrastructure and worker facilities. Security measures are to include round-the-clock CCTV monitoring, a guardhouse and patrols. The developers also plan an M360 Investment Solution service to connect businesses with providers of financing, talent, technology, logistics, energy and other support services.
According to the developers, the park is approximately 15.8km from Senai International Airport and within about 50km of both the Port of Tanjung Pelepas and Johor Port.
