Lumina Commercial Park, a freehold commercial hub fronting the Coastal Highway in Iskandar Puteri, has been launched with units priced from RM2.5 million. The project is part of a 35-acre mixed development with a gross development value of RM797 million, jointly developed by Iskandar Seafront Assets Sdn Bhd and BCB Bhd, a builder with nearly four decades of experience across Malaysia.
The commercial park is positioned to capture the region's growth, riding on the Johor-Singapore Special Economic Zone (JS-SEZ) and its proximity to Singapore via the Tuas Second Link. Surrounding amenities include LEGOLAND Malaysia, Gleneagles Hospital Medini, Marlborough College, Invictus International School and the EduCity education hub, drawing tourists, students, families and professionals. The development also taps into the affluent residential catchment of Horizon Hills, Bukit Indah, Medini and Puteri Harbour, as well as its own future population of 548 serviced apartments and retail units in Phase 4.
Lumina Commercial Park will be developed progressively, with Phase 1 comprising 75 units, Phase 2 adding 66 units and Phase 3 contributing 60 units. The two- and three-storey shoplots are available in 22ft by 70ft and 22ft by 90ft configurations. Each unit features double frontage and a double-ground concept designed to maximise business potential, with contemporary architecture and green elements that have earned GreenRE certification. The adjacent 2 acres of greenery and a covered back lane, named Jewel Walk, are planned as community spaces for food streets and events.
The commercial park is designed as a future-proof hub with pedestrian-friendly environments and landscaping, supporting a mix of F&B operators, retailers and service providers. Its location on the Coastal Highway is expected to draw weekend traffic from Singapore, while the JS-SEZ is anticipated to drive further investment and business activity across the corridor.
Phase 1 has achieved a 100% take-up rate for international lots, and Phase 2 is gaining market traction. The project is targeted for completion in 2027, with sales ongoing at the Lumina Commercial Park sales gallery in Pusat Komersial Visi Medini, Bandar Medini Iskandar, Iskandar Puteri.
