Jaya Grocer to anchor OSK Mori Park retail boulevard in Shah Alam
Jaya Grocer will be the anchor tenant at OSK Mori Park in Section 13, Shah Alam, occupying 13,813 sq ft. The integrated development's retail boulevard comprises 56 units from 226 to 8,897 sq ft, priced from RM519,800 to RM5.49 million.
PETALING JAYA (Aug 26): OSK Property Holdings Bhd has named Jaya Grocer as the anchor tenant of the retail boulevard at OSK Mori Park in Section 13, Shah Alam. The supermarket chain will occupy approximately 13,813 sq ft, the developer announced on Monday (Aug 24).
The retail boulevard comprises 56 units ranging from 226 to 8,897 sq ft, with prices starting from RM519,800 and going up to RM5.49 million. All units have ceiling heights of 5.4 metres. The boulevard is planned around a fenceless central spine linking the development's ALIA, BAYU and TAMU phases. Units fronting Jalan Subang are intended to benefit from road visibility and access, while units facing the river promenade have access to a pedestrian bridge that leads to the Shah Alam Stadium precinct and the LRT3 Stadium Shah Alam Station.
OSK Property CEO Chu Wai Lune said Jaya Grocer's arrival would add convenience for the community as ALIA nears completion. “OSK Mori Park was planned as an integrated community combining homes, retail, lifestyle offerings and connectivity. This approach allows us to serve residents' everyday needs while supporting the continued growth of Section 13, Shah Alam,” he said.
ALIA, the first phase launched in June 2024, is 98 per cent sold and has reached its topping-out milestone. The developer expects the phase to be completed at least six months ahead of schedule. BAYU, launched in May 2025, is 75 per cent sold. OSK Property recently unveiled TAMU, the third phase, comprising two- to four-bedroom residences, dual-key layouts and Signature Suites. The developer estimates that OSK Mori Park will have a residential population of 15,000 upon full completion.
OSK Property Investment CEO Datuk Hoe Mee Ling said Jaya Grocer would provide a strong foundation for the retail enclave. Jaya Grocer CEO Daniel Teng said the planned outlet is intended to serve OSK Mori Park residents and the wider Shah Alam community. “Customers can look forward to the Jaya Grocer experience they know and trust, with quality fresh produce, everyday essentials and a broad selection of local and imported products in a convenient shopping environment,” he said.
The developer has opened registration for retail opportunities at the transit-oriented development for retailers, food-and-beverage operators, service providers and lifestyle brands. A Van-on-Demand station is also planned within the retail enclave. OSK Mori Park is about 700 metres from the LRT3 Stadium Shah Alam Station via a dedicated pedestrian link, and is accessible via the Federal Highway, New Klang Valley Expressway, ELITE and Guthrie Corridor Expressway.
