Embassy REIT to buy 8,048 sq ft BKC office unit from Citigroup for ₹48.29 crore

Embassy Office Parks REIT will acquire an 8,048 sq ft commercial unit in First International Financial Centre, Bandra Kurla Complex, Mumbai, from Citigroup Global Markets India for ₹48.29 crore. The acquisition is expected to be completed by Q3 FY27.

Embassy Office Parks REIT will acquire 8,048 sq ft of commercial space in First International Financial Centre (FIFC), Bandra Kurla Complex, Mumbai, for ₹48.29 crore, according to a regulatory filing. The board of Embassy Office Parks Management Services, manager to Embassy REIT, approved the proposed acquisition on 6 Oct 2026.

The commercial premises, located on the ground floor of FIFC, comprise 5,231 sq ft of carpet area and 8,048 sq ft of saleable area, along with the exclusive right to use seven car-parking spaces. The company will acquire the premises from Citigroup Global Markets India through Earnest Towers (ETPL), a special purpose vehicle of the REIT.

Following completion of the transaction, the premises will be held by ETPL. The transaction is expected to be completed on or before Q3 FY27. Stamp duty and registration charges will be borne by ETPL.

FIFC is an approximately 0.7 million sq ft commercial office building in BKC. Embassy REIT, through ETPL, currently owns about 0.4 million sq ft in the property. The REIT said the acquisition would further consolidate its ownership in FIFC and is expected to contribute to rental income.
