Industrial land with confirmed power capacity is commanding a growing premium as Thailand's data centre boom intensifies competition for sites capable of supporting high electricity demand, according to property consultancy Savills (Thailand).

The surge in demand from data centre operators is pushing up industrial land prices across key zones, with sites that have secured electricity supply attracting particularly strong interest. Savills noted that the premium for such land is widening as developers race to secure locations that can meet the substantial power requirements of modern data centres.

Thailand has emerged as a regional hub for data centre investment, drawing operators with its relatively low energy costs, government incentives and strategic location in Southeast Asia. The trend is reshaping the industrial property market, where land with confirmed power capacity is increasingly seen as a scarce and valuable asset.

The consultancy did not provide specific price figures or percentage increases in its report. The observation comes amid a broader regional trend of data centre expansion, with Singapore, Malaysia and other neighbouring markets also seeing heightened demand for industrial land suitable for digital infrastructure.
