Cushman & Wakefield has been appointed by Stavian High-Tech Infrastructure Corporation, a member of Stavian Group, to conduct a feasibility study for Stavian Digital Park (SDP), a proposed hyperscale digital technology park in Ho Chi Minh City. The study is funded by the U.S. Trade and Development Agency (USTDA) and comes as investment in cloud computing and artificial intelligence expands across Southeast Asia.

According to Cushman & Wakefield's 2026 APAC Data Center Investment Landscape report, Vietnam is the region's most underserved data centre market, with about 1.4 million people for every megawatt of operational capacity. The country also ranks second in Asia Pacific for yield on cost, the report found. The company's APAC Data Center Update H1 2026 shows that Ho Chi Minh City's development pipeline reached 68 MW in the first half of 2026, more than double its existing operational capacity.

SDP is among the first proposed hyperscale data centre projects in Vietnam. It is planned to cover about 300 hectares and reach an initial power capacity of 300 MW by 2030. The project is expected to integrate international subsea fibre connectivity with bandwidth of up to 200 Tbps, along with solar and other renewable energy sources.

Danny Dung Le, CEO of Stavian High-Tech Infrastructure Corporation, said SDP is designed as an integrated digital infrastructure platform providing connectivity, energy and other infrastructure for hyperscale data centre operators, enterprises, government digital infrastructure, and AI and cloud computing providers. The feasibility study covers 15 workstreams, including market demand, site suitability, power infrastructure, telecommunications connectivity, financial viability, sustainability, regulatory requirements and implementation strategy. It will also assess conditions needed to improve the project's bankability and support future investment decisions.

Hieu Bui, director of Data Center Advisory & Transactions under Cushman & Wakefield Vietnam's Capital Markets department, said hyperscale data centres require power availability, telecommunications connectivity, land, regulatory frameworks and capacity for long-term expansion. "Hyperscale data centers are not simply real estate or technology projects. They represent a distinct infrastructure asset class with highly specialized requirements," he said. "As demand in Vietnam continues to grow while supply remains limited, the competitive advantage will belong to projects that are well planned and able to clearly demonstrate technical, commercial, and financial viability."

Minh Hoang, Country Manager of Cushman & Wakefield Vietnam, said the rapid growth of artificial intelligence, cloud computing, and digital industries is driving global demand for large-scale data infrastructure. "Supported by strong economic growth, a strategic regional location, and the government's commitment to digital transformation, Vietnam is well positioned to emerge as a new data infrastructure hub in the region," she said. Cushman & Wakefield reported $10.3 billion in revenue in 2025 and has advised on more than 5 GW of operating data centre capacity, currently managing 1.7 GW across the Asia Pacific region.
