Booking Holdings leases 111,525 sq ft at RMZ Ecoworld in Bengaluru

Booking Holdings has leased 111,525 sq ft of office space at RMZ Ecoworld in Bengaluru, increasing its total footprint at the commercial tower to about 2.65 lakh sq ft. The five-year lease, which began on 3 July, carries a monthly rent of Rs 1.33 crore and a 15% rental escalation every three years.

Booking Holdings, the parent company of Booking.com, has leased 111,525 sq ft of office space at RMZ Ecoworld in Bengaluru, expanding its presence in India’s commercial real estate market. The lease, signed directly with developer RMZ Hotels, covers the eighth floor of RMZ Ecoworld Series 30, Campus 30.

The five-year lease commenced on 3 July, with a monthly rent of Rs 1.33 crore, translating to Rs 119.6 per sq ft per month, according to registration documents accessed through property data platform Propstack. A security deposit of Rs 8 crore has been placed, and the agreement includes a 15% rental escalation every three years.

With this transaction, Booking Holdings’ total office footprint at the commercial tower has increased to about 2.65 lakh sq ft. The company already occupies the seventh and eighth floors at Campus 31 within RMZ Ecoworld, giving it a sizeable presence across the development.

Large-format office transactions remain a key component of Bengaluru’s commercial real estate market as multinational companies expand operations and consolidate their office requirements. Bengaluru is one of India’s largest office markets, supported by a concentration of global technology, financial services, consulting and other multinational firms.

Booking Holdings’ Indian subsidiary, Booking Holdings India, supports the group’s global businesses through technology and corporate functions. RMZ Ecoworld, a large commercial development in Bengaluru’s eastern office corridor, houses offices of several multinational and domestic companies.
