Ayala Land opens The Exchange at Trinoma in Quezon City, commuter terminal due by yearend
Ayala Land Inc. (ALI) opened The Exchange at Trinoma, an expansion of its Trinoma mall in Quezon City, on 30 Oct 2026. A commuter terminal that will consolidate 13 transport routes is scheduled to begin operations by the end of 2026, with future connectivity to the Unified Grand Central Station link
Listed property developer Ayala Land, Inc. (ALI) opened The Exchange at Trinoma, an expansion of its Trinoma mall in Quezon City, on 30 Oct 2026. The development includes a commuter terminal that is scheduled to begin operations by the end of the year, bringing together 13 bus, UV Express and other road-based transport routes in one facility, Ayala Malls said in a statement on Thursday.
The Exchange houses retail, dining and service establishments alongside additional parking facilities. It is expected to benefit from improved railway connectivity once the Unified Grand Central Station becomes operational, linking Metro Rail Transit Line 3 (MRT-3), MRT-7 and Light Rail Transit Line 1 (LRT-1).
Retail tenants include ABC-Mart Grand Stage, which opens its first location in northern Metro Manila at The Exchange, alongside National Book Store, Abenson, Honor, Huawei, Xiaomi, Digital Walker, Silicon Valley, GameXtreme, Penshoppe, Regatta and World Balance. Dining options include Kyu Kyu Ramen, Maylah Malatang, Dunkin’, Gong Cha, Max’s Restaurant and Auntie Anne’s, with Starbucks, McDonald’s, Jollibee, Chowking and Slim Chickens scheduled to open later.
The development also houses personal care, healthcare and service establishments such as My Dentist, St. Joseph Drug, Lay Bare and Mr. Quickie/Sneaker Lab. Other retail and lifestyle brands, including Thai beauty retailer Konvy, are expected to open through the first quarter of 2027.
Ayala Malls did not disclose the investment cost or projected average daily foot traffic for The Exchange. Speaking during the launch of Trinoma’s expansion plans in May, Ayala Malls Chief Operating Officer Paul Birkett said the project was intended to address changes in consumer demographics and shopping behaviour following the pandemic. “It brings together transit connectivity with retail and offices in a single integrated environment. And the expansion is actually going to connect MRT-3, MRT-7, and LRT-1 — making Trinoma the only avenue you see within all three lines,” he said.
The project forms part of Ayala Land’s broader retail expansion programme, which includes the redevelopment of its flagship malls Glorietta, Greenbelt 2 and Ayala Center Cebu. Shares in Ayala Land rose by 0.92 per cent, or 14 centavos, to close at P15.34 apiece on Thursday.
