Ayala Land expects rail expansion to boost Vertis North estate access

Listed property developer Ayala Land Inc. expects the expansion of Metro Manila's rail network to improve access to its Vertis North estate in Quezon City as it continues to develop the area for commercial, residential and other uses.

In a statement on Friday, the Zobel-led company identified the Unified Grand Central Station, Metro Rail Transit Line 7 (MRT-7) and Metro Manila Subway as transport projects expected to improve connectivity in northern Metro Manila.

The 46-hectare Vertis North estate is located near the intersection of Epifanio de los Santos Avenue (EDSA), North Avenue and Quezon Avenue. Ayala Land said the transport developments are expected to improve access to the estate, which houses office buildings, residential developments, retail establishments, hotels and entertainment facilities.

The company's office developments in the area include Vertis North Corporate Center and the 43-storey One Vertis Plaza. Ayala Land said the estate's proximity to educational institutions, including the University of the Philippines Diliman and Ateneo de Manila University, provides access to a potential pool of employees for businesses operating in the area.

Its residential developments include Vertis Residences, a 42-storey condominium project developed by subsidiary Alveo Land Corp. The project has 558 units ranging from studios to three-bedroom configurations, with floor areas of 34 to 141 sq.m., according to the developer.

The estate also houses Seda Vertis North and Solaire Resort North, which is operated by listed gaming company Bloomberry Resorts Corp. Ayala Land said the combination of office, residential, retail, hospitality and entertainment developments forms part of its strategy to develop Vertis North as a mixed-use business district in Quezon City.

The company did not provide updated investment figures, occupancy rates or projected financial contributions associated with the transport infrastructure projects. In May, Ayala Land said it was developing the 11-hectare Cloverleaf Commercial Hub in Balintawak, Quezon City, as part of its expansion of mixed-use developments in northern Metro Manila. The commercial hub forms part of the 27-hectare Cloverleaf estate, which is accessible through EDSA, Metro Manila Skyway and the North Luzon Expressway via the Balintawak-Cloverleaf Interchange.
