PETALING JAYA (Oct 9): AYER Holdings Bhd is targeting vacant possession of Bukit Puchong Boulevard Phase 1 in January 2027, about 10 months ahead of schedule, after all 54 freehold shop offices were fully taken up within 11 months of its launch. In a media release on Wednesday (Oct 7), the property development and plantation group said the anticipated early handover would enable purchasers to bring forward preparations for business occupation or leasing.
Launched in September 2024, Phase 1 comprises two- and three-storey shop offices with a gross development value (GDV) of RM128 million. Built-up areas range from 3,520 to 9,504 sq ft, with selling prices ranging from RM2.2 million to RM5.9 million.
According to AYER, Phase 2 achieved 90% take-up within eight months of its October 2025 launch. It comprises another 54 freehold two- and three-storey shop offices with a GDV of RM154 million. The units have the same built-up range as Phase 1, with selling prices ranging from RM2.4 million to RM6.4 million. Phase 2 features a refreshed contemporary façade while retaining practical layouts, full-glass frontages and accessible rooftop spaces.
AYER is preparing to soft-launch Phase 3 later in 2026. “Strong take-up is an endorsement of the product. Delivering ahead of schedule strengthens the confidence purchasers place in us,” said AYER group chief executive officer Joanne Lee.
Bukit Puchong Boulevard spans 17.24 acres and comprises four phases with a total of 215 freehold shop offices and a combined estimated GDV of RM630 million. AYER said the development forms part of its 1,390-acre Bandar Bukit Puchong township, which includes residential, commercial and industrial developments. According to the group, surrounding developments including EPIC Residence, Foreston, Andira Park, Bromelia and Dahlia provide a residential catchment for the commercial precinct. Erica Residence is expected to add to that catchment as the township develops.
The township is accessible via the Damansara-Puchong Highway (LDP), Maju Expressway (MEX), Shah Alam Expressway (KESAS) and South Klang Valley Expressway (SKVE). The shop offices feature 19-ft-high ground-floor ceilings, full-glass frontages and accessible rooftop spaces. AYER said these features provide flexibility for business layouts, enhance storefront visibility and offer scope for additional uses, subject to applicable approvals. The premises are designed to accommodate retail, office, food and beverage, and lifestyle businesses, with options for owner occupation or leasing.
“Bukit Puchong Boulevard brings together the fundamentals we believe support long-term property value: freehold ownership, practical commercial design, connectivity and an established surrounding community. Our focus is on delivering these fundamentals consistently as the township grows,” Lee said. AYER is also preparing to unveil AYER Gardens and AYER Heights, two upcoming master-planned developments. The group holds approximately 600 acres of undeveloped freehold land in Bandar Bukit Puchong for future development. Its proposed acquisition of land in Kuchai Lama, if completed, would expand its development footprint beyond Bandar Bukit Puchong into Kuala Lumpur.
