Macquarie Capital has invested in hyperscale data centre developer Zerra, which has more than 2 gigawatts of planned IT capacity across Australia, Japan and India, the companies said. Global real assets investor AGP, which set up Zerra, remains majority shareholder.
Macquarie Capital is already a partner in Zerra’s Western Downs Digital Park in Queensland, where AI firm Anthropic recently signed a long-term lease, according to the announcement. Singapore-based Zerra’s pipeline also includes campuses in Melbourne, Greater Tokyo’s Inzai and Navi Mumbai.
In other Asia-Pacific real estate news, Lo-Goi Group has formed a logistics venture with three unnamed Asian institutional investors, the company said. The vehicle will buy prime, income-producing warehouses in Greater Hanoi and Greater Ho Chi Minh City. Lo-Goi said its team, which entered Vietnam in 2019 as Logos, has delivered more than 1 million square metres (10.8 million square feet) of logistics space there.
AB Capital has bought a 46-key boutique hotel on Kawaramachi Street in central Kyoto in an off-market deal, the company said. Osaka-based Pleasures Corporation completed construction of the 10-storey property in March 2026. It is AB Capital’s 16th hotel acquisition in Japan. Hong Kong-based AB Capital said it plans a rebranding and capital expenditure programme to take the hotel upscale. Japanese operator Section L will run the property under a new premium brand, its first project outside Tokyo.
Japan’s Marubeni Asset Management has formed a JPY 10 billion ($63.3 million) private fund holding eight rental apartment buildings, mainly in Tokyo’s 23 central wards, the company said. Japanese insurer Dai-ichi Life is the main investor. The vehicle is the fifth in the DMRE fund series, which now holds JPY 101 billion in assets. Parent firm Dai-ichi Life Marubeni Real Estate said it aims to grow the series to JPY 400 billion by March 2031.
India’s Blackstone-backed ASK Investment Managers has signed definitive agreements to acquire equity fund manager SageOne Investment Managers, CNBC-TV18 reported. The deal is reportedly worth INR 15 billion to INR 20 billion ($155.7 million to $207.6 million). The combined platform will manage more than INR 850 billion in assets, and Blackstone will remain its majority shareholder, according to the report.
Sun Venture has invested in Singapore worker dormitory operator Wan Wang, the company said. Wan Wang converts industrial buildings into housing for foreign workers. The firms did not disclose the size of the stake or the price paid. Hong Kong’s New World Development has launched an exchange offer for $991 million in US dollar notes, according to a stock exchange filing.
