Greystar Names Former EQT Partner Tom Livelli Head of Asia Pacific
Greystar has appointed Tom Livelli, former EQT Real Estate executive, as executive director and head of Asia Pacific, effective early 2027. Livelli will lead about 250 staff across a portfolio of more than 11,500 rental units and beds, as the firm expands its APAC operations.
Greystar has named former EQT partner Tom Livelli as executive director and head of Asia Pacific, bringing in a veteran of multifamily ventures in Europe and South America as the company seeks to expand an APAC portfolio which includes US$3.9 billion in assets across Australia, Japan, Korea and mainland China.
In a statement, Greystar said that its appointment of Livelli, who previously spent six years at the company, strengthens its Asia Pacific leadership team as the company enters a new phase of growth in the region. The South Carolina-based apartment developer and fund manager has established six offices around the region since entering APAC in 2017.
“We have high conviction in the long-term investment and business case for rental housing in Asia Pacific,” Greystar founder, chairman and CEO Bob Faith said in a statement. “For global investors, the opportunity is not simply the scale of the region, but the ability to access fundamentally different residential markets and return drivers within a single region.”
Livelli takes the helm at Greystar’s APAC operation with the company ramping up its student housing bets at the same time that it exits a logistics strategy and cashes in some mainstream rental housing assets in the region. Adam Pillay, who had led Greystar’s APAC team as an executive director, has left the company, according to representatives of the private firm.
Livelli spent the last three years as head of living strategies for Europe at EQT Real Estate, joining the firm when it was still known as EQT Exeter. Based in Madrid with the Swedish private equity heavyweight, Livelli led strategy and expansion for EQT’s pan-European real estate platform. From 2017 through 2023 Livelli established and led Greystar’s South American business, scaling that platform to more than US$800 million in assets under management. In South America, Livelli’s team made 19 investments and landed eight third-party management contracts covering around 6,000 units.
“Tom has built and led vertically integrated platforms across multiple continents and market cycles,” said Greystar chief investment officer Wes Fuller. “He understands that translating global capital and data into successful investment outcomes requires judgement earned on the ground, market by market.” To be based in Sydney, Livelli will take on his new role in early 2027, where he will be leading around 250 Greystar staff overseeing an APAC portfolio of more than 11,500 rental units and beds, as of 30 June 2026, according to the Greystar statement.
Before his first Greystar stint, Livelli spent about 14 months at Boston Andes Capital, a boutique real estate private equity firm focused on the US and Latin America, and more than nine years as a director at Clark Realty Capital in Arlington, Virginia, where he also served as sole principal of the firm’s broker-dealer division. Greystar entered Asia Pacific a year after signing a letter of intent with Macquarie Capital to form a joint venture initially known as Greystar Asia-Pac focused on mainstream rental apartment ventures in Australia, Japan and China. Since then the platform has pushed into new formats and markets. In April 2025 it completed its largest Asia Pacific acquisition to date, an A$1.6 billion (US$1.1 billion) purchase of a 5,662-bed Australian student housing portfolio from Singapore’s GIC and Wee Hur Holdings. The following month, Greystar hired Junghwan Kang, a former Samsung SRA Asset Management executive, as head of a new Korea business, and the Teacher Retirement System of Texas committed US$25 million to the firm’s Asia Pacific value-add vehicle.
