PETALING JAYA (Oct 22): CapitaLand Malaysia Trust (CLMT) posted a 32.2% year-on-year rise in third-quarter distributable income, supported by industrial and logistics acquisitions, higher rents and lower financing costs.
The real estate investment trust, which owns retail, industrial and logistics properties, recorded distributable income of RM46.3 million for the quarter ended Sept 30, 2026, against RM35.1 million a year earlier. In its unaudited results filed with Bursa Malaysia Wednesday (Oct 21), CLMT reported distribution per unit (DPU) of 1.35 sen, up 21.6% from 1.11 sen.
Net property income increased 14.9% to RM79.4 million from RM69.1 million, while revenue grew 9.1% to RM126.5 million from RM116 million. Net profit rose 35.5% to RM47 million from RM34.7 million. CLMT attributed revenue growth to positive rental reversions, scheduled rental increases and contributions from industrial and logistics properties acquired in 2025, comprising Synergy Logistics Hub in Selangor and the Senai Airport City Facilities and Iskandar Puteri Facilities in Johor.
Quarterly property operating expenses edged up 0.4% to RM47.1 million, mainly due to higher utility expenses and provisions for doubtful debts. Finance costs fell 7.9% to RM22.9 million, reflecting interest savings from refinancing medium-term notes in the second quarter and refixing certain fixed-rate loans at lower rates in the first half of 2026. The average cost of debt for the quarter declined to 4.07% from 4.27% a year earlier.
For the nine months ended Sept 30, distributable income increased 26.7% to RM135.5 million from RM106.9 million, while DPU rose 12% to four sen from 3.57 sen.
