PETALING JAYA (Oct 29): Atrium Real Estate Investment Trust (Atrium REIT) recorded a 16.1 per cent rise in net income to RM7.87 mil for the third quarter ended Sept 30, 2026 (3Q2026), from RM6.78 mil a year earlier, supported by higher rental income and lower expenses. Gross revenue increased 7.7 per cent to RM13.37 mil from RM12.42 mil, according to its unaudited quarterly results filed with Bursa Malaysia on Wednesday (Oct 28). Earnings per unit rose to 2.96 sen from 2.55 sen.

The REIT declared a third interim income distribution of 2.7 sen per unit, up from 2.4 sen a year earlier. The distribution, totalling RM7.17 mil, is payable on Nov 27, with book closure on Nov 12. Excluding unrealised unbilled lease income, realised net income increased 19.9 per cent to RM7.65 mil from RM6.38 mil.

Atrium REIT attributed the gross revenue growth mainly to a full quarter’s rental contribution from Atrium Shah Alam 5 following the completion of asset enhancement initiatives in September 2025, higher rental income from Atrium Shah Alam 3 and scheduled rental increases under some existing tenancies and leases. Property operating expenses fell to RM1.15 mil from RM1.32 mil, mainly due to lower provisions for repairs and maintenance. Trust expenses declined to RM4.70 mil from RM4.89 mil, as the corresponding quarter last year included legal fees relating to financing, tenancy and land lease matters.

For the nine months ended Sept 30, net income increased 19.4 per cent to RM23.11 mil from RM19.35 mil, while gross revenue grew 10.9 per cent to RM40.31 mil from RM36.36 mil. Earnings per unit for the period rose to 8.7 sen from 7.29 sen, while cumulative distributions increased to 7.8 sen per unit from 6.7 sen.

Against the preceding quarter, net income slipped 1 per cent from RM7.95 mil. The manager said the preceding quarter had included additional rental income from Atrium Shah Alam 3 arising from the transition between outgoing and incoming tenancies. Lower property expenses, mainly due to a lower provision for repairs and maintenance, partly offset the decline in the current quarter.

All nine properties in the REIT’s portfolio were fully occupied as at Sept 30. Net asset value per unit before income distribution stood at RM1.4135, compared with RM1.3874 at end-2025.

On prospects, the manager remained cautious about geopolitical tensions and disruptions to energy and commodity markets and supply chains. Nevertheless, it expected the portfolio to remain resilient and deliver sustainable performance throughout 2026. It said it would focus on growing income through proactive asset management and selectively pursuing yield-accretive opportunities to support sustainable distributions to unitholders.
